Fulfilling one of my many New Year Resolutions, this is my first column for The Pipeline. If one of your goals for 2011 is to buy, sell, or rent real estate, the first thing you should do is confirm your Credit Score.

AnnualCreditReport.com provides access to all three of the major credit bureaus. You can do each one free once each year, so the best way to stay on top of your score is to do one free search every 4 months. If you want your FICO credit score (FICO is the score lenders use to determine your credit risk) you will have to pay $7.95.  If your report shows what you know to be true, you are on the right track.

Repairing or improving your credit score takes months or years. Empower yourself by knowing your score in advance. Recently, a buyer client did not know until she applied for a mortgage that someone had used her good credit to open and run up a store charge card.  It took four months to get the store to agree to remove the delinquency and for the credit score to start to move up.

WHAT'S SOLD LATELY? In Bucktown/Wicker Park, six detached properties closed in the last two weeks of 2010**:

2152 W Caton $885,000 (Short Sale);
1938 N Wood $1,025,000;
